What’s Involved
A thorough check of every circuit in your building
An Electrical Installation Condition Report (EICR) is a detailed assessment of the fixed electrical installation in your commercial property. It covers the wiring, distribution boards, circuits, earthing arrangements, protective devices, and more — all tested against the current UK standard, BS 7671.
The purpose isn’t just to tick a compliance box. It’s to confirm that your electrical systems are genuinely safe for the people who work in and visit your building — and to catch any issues before they become expensive problems or, worse, a safety incident.
At RS Design & Technology Electrical, we carry out every inspection methodically and thoroughly. When we hand over your report, you’ll know exactly what we found, what it means, and what — if anything — needs to happen next.
What we Inspect
- Distribution boards & consumer units
- Fixed wiring & cabling throughout the property
- Sockets, switches & accessories
- Earthing & bonding arrangements
- RCD & circuit breaker operation
- Insulation resistance of circuits
- Earth fault loop impedance
- Polarity of all circuits
- Any signs of wear, damage, or deterioration
All inspections are carried out to BS 7671:2018

Industrial sites need more than a standard inspection. We know the difference.
Commercial offices and retail units are one thing. Industrial properties, manufacturing facilities, and large warehouses are another. They typically involve three-phase electrical supplies, heavy-duty machinery circuits, more complex distribution networks, and higher-risk environments that demand a more thorough, experienced approach.
Our team is experienced in carrying out EICRs across industrial and warehouse settings — including properties with specialist equipment, mezzanine floors, loading bay installations, and older wiring systems that have been extended or modified over the years.
Three-Phase Supply Inspections
We test and assess three-phase electrical installations commonly found in industrial and manufacturing premises, checking all phases, neutral conductors, and protective earth connections.
Large Distribution Networks
Warehouses and industrial units often have extensive sub-distribution boards and long cable runs. We map, test, and document every circuit systematically.
Machinery & Equipment Circuits
Fixed wiring serving heavy plant, CNC machinery, compressors, and other industrial equipment is assessed as part of your EICR — not ignored because it’s inconvenient.
Older & Modified Installations
Many industrial properties have electrical systems that have been extended and modified over decades. We identify non-compliant work, outdated equipment, and anything that needs attention — clearly and honestly.

Inspection + Remedial Works
Found something? We fix it. No third parties, no delays, no extra admin.
Most electrical contractors carry out an EICR, issue the report, and leave any problems for you to deal with. That means sourcing another contractor, waiting for their availability, briefing them on the findings, and chasing the paperwork — all while your compliance clock is ticking.
We do things differently. If your inspection reveals C1 or C2 issues, we quote clearly for the remedial works and — once approved — carry them out ourselves. Same team, same standards, same site.
Everything is fully documented. You receive written confirmation of completed works alongside your Satisfactory EICR certificate, giving you a complete compliance record in one go
What this means for you:
- One point of contact from inspection through to certification
- No gap in your compliance timeline while you wait for a second contractor
- Remedial works completed within your 28-day legal window
- Clear quote before any work begins no surprises
Kind Words
After our visit earlier today I just wanted to say that we are truly happy we have swapped our services over to your company.
Every time we have made any contact with RS Design and Technology either on the phone or via email with the office team, it has always been so simple and helpful. Especially when I have forgotten to mention something you are all so polite. The gentlemen we have had out to our site as well, on every occasion have always been professional and very knowledgeable.
After being very unhappy with the service I was receiving with our previous company, I just needed to reach out and let you know that your business’ customer service is truly excellent and in a world it seems is lacking customer service these days, your business excels.

FAQs
How long does a commercial EICR take?
It depends on the size and complexity of your property. A small office unit might take 2–3 hours. A large warehouse or industrial facility with an extensive distribution network could take a full day or more. We’ll give you a realistic time estimate when you request your quote, so you can plan around it.
Do you need to turn the power off during the inspection?
Some testing does require circuits to be de-energised temporarily. We’ll discuss this with you beforehand and schedule the work to minimise disruption — including early morning or out-of-hours appointments where needed.
What happens if my EICR comes back unsatisfactory?
An unsatisfactory result means a C1, C2, or FI code was found during the inspection. It doesn’t mean your building is immediately unusable — but it does mean action is required. We’ll explain exactly what was found and why, provide a clear quote for any remedial works, and carry them out ourselves. Remedial works required by a C1 or C2 finding must be completed within 28 days.
Can you carry out the remedial works as well as the inspection?
Yes — that’s one of the key reasons commercial clients choose us. We handle everything in-house. There’s no need to find a separate contractor or manage two sets of paperwork. Once remedial works are complete, we re-test the affected circuits and issue your Satisfactory certificate.
How often does my commercial property need an EICR?
Most commercial properties require an EICR every five years. Industrial and higher-risk sites may need one every three years. If you’re unsure about your specific requirements, get in touch and we’ll point you in the right direction.
Do you provide a copy of the EICR certificate?
Yes. You receive a full EICR report and certificate after the inspection. If remedial works are carried out, you also receive a Minor Electrical Installation Works Certificate as evidence of the completed work. We recommend keeping these on file until your next inspection.
Can you work around our business hours?
Yes. We offer early morning, evening, and weekend appointments for commercial clients where needed. Keeping your business running matters — and we’ll work around your schedule wherever possible.
My building has an older electrical installation. Is that a problem?
Not at all — in fact, older installations are often where a thorough EICR adds the most value. We’re experienced with ageing wiring systems, older distribution boards, and installations that have been extended or modified over the years. We’ll assess everything honestly and clearly.
